Overview
Fire sprinkler inspection, testing, and repair in San Antonio
N8 Fire & Safety inspects, tests, and repairs wet, dry, and pre-action fire sprinkler systems for commercial buildings across San Antonio, Live Oak, and Bexar and Guadalupe Counties, on the NFPA 25 schedule your fire marshal and insurance carrier expect. Quarterly, annual, and 5-year inspections, each one tagged and written up the same day, and repairs when something fails.
Warehouses, apartment complexes and multi-family buildings, hotels, hospitals, schools, retail, and offices all run on the same schedule. The report keeps two lists apart: what NFPA 25 and the fire marshal require, and what is worth doing but can wait. Required by code and nice to have never share a line, so you can read the report and decide without a sales pitch.

Licensed, local, and done right.
A visit starts at the riser: control valves open and supervised, gauges reading right, alarm devices tested, and the main drain flowed when the annual calls for it. Then the heads, hangers, and fire department connection are checked through the building. Deficiencies go on the written report with the fix, and anything that needs a permit goes to the AHJ, the authority having jurisdiction, through us.

How often does NFPA 25 require sprinkler inspections?
NFPA 25 sets a quarterly, annual, and 5-year cadence for water-based systems, and the fire marshal expects to see every one of them documented. Between visits, your own staff can keep an eye on the gauges, make sure control valves stay open and locked or supervised, and keep storage well below the heads. Those are the things that fail a surprise inspection.
- Quarterly: gauges, control valves, alarm devices, and the water supply checks NFPA 25 lists for the quarter
- Annual: the full inspection and test, including the main drain test and a look at every head and hanger
- Every 5 years: the internal inspection of the piping and the gauge replacement or test NFPA 25 calls for

Common questions
About fire sprinkler systems
- A
N8 Fire & Safety does. Our licensed technicians inspect, test, and repair sprinkler systems in commercial buildings across San Antonio and Bexar and Guadalupe Counties, from our San Antonio and Live Oak locations. You get a tagged riser and a written report the same day, and we deal with the fire marshal's office directly when a permit or a re-inspection is needed.

Quarterly, annually, and every 5 years, with the exact items depending on the system type. Quarterly covers the gauges, valves, and alarm devices. The annual is the full inspection and test, including the main drain test. The 5-year adds an internal inspection of the piping and the gauge checks. We keep the schedule for you and put the next due date on the tag.
- A
You get a written report that lists what NFPA 25 or the fire marshal requires and, separately, what is worth doing but can wait. Small fixes such as a gauge or a single head are often done on the same visit; the rest is quoted the same day, and we re-inspect once the work is done so the tag and the paperwork are clean.
- A
Yes. Leaking or corroded heads, pipe and fitting leaks, stuck control valves, failed gauges, and damaged fire department connections are the most common repairs we make. We also replace heads that have been painted, loaded with dust or grease, or knocked, which NFPA 25 treats as a defect even if they never leaked.
- A
Yes. We design the piping around the structure you have, use low-profile or concealed heads where the look matters, and schedule the work to keep the building open. Permits and the final inspection go through the AHJ, and we handle that part.
- A
It depends on the system type, the number of risers, the square footage, how easy the heads and valves are to reach, and what the fire marshal asks for in your occupancy. There is no published price list. Give us the building and the riser count and we will quote it the same day.
