How Often Does a Commercial Fire Extinguisher Need to Be Inspected?

Under NFPA 10, a commercial fire extinguisher needs to be inspected on four different schedules: a visual check every month, a maintenance inspection every year, an internal examination at 6 years, and a hydrostatic pressure test at 12 years for most dry chemical units or 5 years for CO2, water, and wet chemical units. The monthly check is your building's own job. The other three are done by a licensed technician, and each one leaves a record on the extinguisher that the fire marshal will read.

That is the whole answer. The rest of this guide covers what each interval actually involves, who is responsible for it, and how to tell from the tag whether a unit is current, because the tag is the thing an inspector looks at first.

Why are there four different inspection intervals?

Because each one catches a different kind of failure. A gauge that has slipped out of the green shows up in a monthly glance. A cracked hose or a corroded valve stem takes a technician's hands. Caked, degraded powder inside a cylinder that has been hanging on a warehouse wall since the building opened only shows up when the unit is opened, which is the 6-year interval. And a cylinder that has quietly weakened only shows up under a pressure test, which is the hydrostatic interval.

NFPA 10, the Standard for Portable Fire Extinguishers, sets the schedule. For workplaces, OSHA 1910.157 requires the same monthly visual and annual maintenance checks of the employer directly, and its Table L-1 lists the hydrostatic intervals by extinguisher type. The Texas fire marshal enforces NFPA 10 through the adopted fire code, so the two sets of rules land on the same calendar.

Monthly visual check: the one your building does itself

NFPA 10 assigns the monthly inspection to the occupant, not to a contractor. It is a 30-second look at each unit, and we would rather show you how to do it than bill you for it. Check five things:

  • The unit is in its designated spot, visible, and nothing is stacked in front of it
  • The pressure gauge needle sits in the green zone (CO2 units have no gauge and are checked by weight during the annual)
  • The pull pin is in place and the tamper seal is unbroken
  • No dents, corrosion, leaking, or a clogged nozzle
  • The operating label is readable

Initial and date the back of the tag, or log it in whatever system your facility uses. That record is what OSHA asks for when it asks whether monthly checks are being done. Nine times out of ten the problems we find at the annual are one of three things: gauge out of the green, seal broken, unit missing from its bracket. A monthly walk catches all three before they become a written deficiency.

Annual maintenance: the licensed inspection that produces the tag

Once every 12 months a technician examines every part of the extinguisher: cylinder, valve, hose, nozzle, gauge, pin, seal, and bracket. The unit is checked for the correct type and rating for the hazard it protects, the service history is reviewed to see whether a 6-year or hydrostatic date is coming due, and a new tag goes on with the date and the servicing company. In Texas this work is not a do-it-yourself item. Extinguisher service firms and their technicians are licensed through the State Fire Marshal's Office under the Texas Department of Insurance, and a tag without that license information is not a valid tag. If a vendor cannot show you the license, the annual has not really been done.

The date on the tag is not the compliance date. Compliance is a year-round state, and the annual is just the day it gets documented. Buildings that treat the tag as the finish line are the ones we find in month eleven with a gauge in the red.

The 6-year internal maintenance most buildings have never heard of

Stored-pressure dry chemical extinguishers, which is the ABC unit on nearly every commercial wall, must be emptied, taken apart, and examined internally every 6 years. The agent is replaced, the valve stem and O-rings are checked or replaced, the unit is recharged and pressurized, and a 6-year label goes on the cylinder alongside the annual tag.

This is the interval that surprises new clients most. An extinguisher can carry six consecutive annual tags and still have powder inside that has packed into a brick, because the annual does not open the cylinder. When we take over a building, the 6-year is the date we check first, and it is overdue more often than not. It is also the single most common reason a unit gets pulled from service on a first visit.

CO2 units, wet chemical Class K units, and clean agent units follow their own maintenance schedules under NFPA 10, and the technician tracks those from the service history on the shell.

Hydrostatic testing: 12 years or 5 years, depending on the cylinder

A hydrostatic test pressurizes the cylinder itself to confirm it can still hold its charge safely. NFPA 10 and OSHA Table L-1 set the interval by extinguisher type:

  • Stored-pressure and cartridge-operated dry chemical: every 12 years
  • Carbon dioxide (CO2): every 5 years
  • Water, foam, and wet chemical (Class K): every 5 years
  • Any unit showing new corrosion or mechanical damage: test now, regardless of date

The CO2 5-year is the one that gets missed. It is a shorter interval than the dry chemical units hanging next to it, and a building on a 12-year mindset lets it slide. Non-rechargeable disposable units are not tested at all; they are replaced at the end of the service life printed on the label, 12 years at most.

Hydrostatic testing is a shop process, not a wall-side one, so the unit comes out of service for it. A good vendor swaps in a loaner so the location is never uncovered.

What the fire marshal actually reads on the tag

When the fire marshal, the authority having jurisdiction or AHJ, walks your building, extinguishers are one of the first line items. The check is fast and it is all on the tag and the shell:

  • Annual tag dated within the last 12 months, with a licensed servicing company
  • Monthly initials on the back of the tag, or a log that shows them
  • 6-year label present and in date on dry chemical units
  • Hydrostatic test date within the interval for that cylinder type
  • Unit mounted, visible, unobstructed, and the right class for the hazard

Restaurant kitchens: Class K and the hood system are on different clocks

A commercial kitchen carries a Class K wet chemical extinguisher for cooking oil fires, and it follows the monthly, annual, and 5-year hydrostatic schedule above. The hood suppression system over the cook line is a separate system under NFPA 17A, and it is inspected every 6 months. When a unit needs service before its next date

Some events reset the calendar no matter what the tag says:

  • Any discharge, even a two-second burst: the unit is recharged before it goes back on the wall
  • A gauge that has moved out of the green between annuals
  • A broken tamper seal with no explanation
  • Visible corrosion, a dent, or heat damage
  • A missing or unreadable tag or label

Recharging is usually cheaper than replacing, and we say which one is required on the report, in writing, before any work. Required-by-code and nice-to-have never share a line item. One Google reviewer put it plainly: "They even have some free ones available if you need one." That is the approach.

Keeping the schedule without keeping a spreadsheet

Most buildings do not lose compliance on the annual. They lose it on the 6-year and the CO2 5-year, because those dates live on the shell of the extinguisher, not on anyone's calendar. The fix is to have one vendor own the whole history: every unit, every interval, every date, with reminders before anything lapses.
